The Energy Performance Certificate - (The EPC)

The Energy Performance Certificate gives a standardised rating as to how energy efficient any given property is, broken down into bands “A – G” with band “A” being the most efficient and band “G” the least. The carbon dioxide output is also indicated in a similar graph with band “A” being the lowest carbon output. The EPC will also contain recommendations on how to improve energy efficiency and provide an estimation of the likely savings which could be made if the recommendations are implemented.

EPCs are an integral part of the Home Information Pack and are now also required for properties to let. For rental properties the EPC is valid for up to 10 years but must be made available when a property is marketed.
